There are some things you as a seller can do to help the selling process. A visually appealing house will attract buyers, who can't help but respond to the look and "feel" of a home. Take time to carefully prepare for showings. Don't forget the following:

• Cut the grass
• Remove any clutter from the yard
• Trim hedges
• Weed gardens
• Wash steps, windows, railings, doors, etc
• Paint if needed
• Remove unnecessary clutter from garages

Clean, Clean Clean. Make sure the following cleaning preparations are completed before  your first showing.

• Shampoo carpets
• Clean tubs, toilets and showers and hang fresh towels
• Oil squeaky doors
• Fix things like broken hinges and light switches

Stay neutral throughout the process.

  Make sure there are no personal collections or photos around the home. Buyers want to see the house and the space, not your belongings. Make sure every area sparkles including closets and pantries. Buyers don't want to open cupboards just to have cans and pots fall on them.  It may be hard to keep a clean home with children but try and keep area's tidy and available for quick clean up.

Stay Flexible with Buyers

  Buyers don't want to feel pressured or uncomfortable while viewing a home. Be sure to leave while they view your home as long as they are with an agent. Stay unemotional during the negotiations. It may be your home now but the goal is to sell it, not fight over it. Try and remember if you were the buyer, you would want a good deal. Try and stay neutral during this time.

Keep odors simple and clean.

If you have pets, buyers shouldn't know it when they tour your home. Keep their evidence in the garage or make sure all smells are banished. Bake fresh bread or cookies on open house day and keep a simple furnace filter freshener in the furnace for pleasant smell all over the house.
